Know your Builder before you Invest

When you go home shopping, what do you decide first, the type of home or the builder you want to buy from? Typically, we all choose the type of home we want and then go looking for a builder who provides it. But ask any home owner who has found himself at the wrong end of a property deal, and he will tell you that investing with a renowned and well known builder should probably have come first.

Depend more on word of mouth referrals. Nothing works like the good old world of mouth.
No matter what the website or the advertising campaigns of the builder say, always meet an existing customer and take his feedback before buying. Do this little background check yourself. All builders have a website these days and list their completed and upcoming projects. Make a list of the completed projects and just Google it for reviews and customer feedback on local websites. Many a times, existing customers post grievances online. This will give you an ink link to what is actually happening.Pay particular attention to completed projects and society handover formalities. Many of the house problems begin once the builder hands over the property to the residents. Nonpayment of deposits, water connections and other such vital things has to be ensured by the builder before he hands over the premises to be formed into a society. If you find that the builder’s existing customers are unhappy with the way he has handled the handover, stay miles away from this builder.

Check if the builder features on your bank’s list. Some banks approve home loans only if the builder features on their list of banks. Check with a well known bank if they will approve loans for the builder of your choice.

A good builder will provide you with a step by step plan of completion of project. This will include slab by slab break up along with completion deadlines for each floor. You will have to check the past performance of the builder’s previous completion promises going by this plan.

Ask the builder for customer references if you want to be thorough. A good builder will not hesitate while giving you these details. Look out for any hesitation or time lapse in giving you the references by the builder. These are tell-tale signs of either bad administration or lack of contact with previous customers.

If you follow 3 or 4 of the above guidelines, you should be able to tell you if you can trust your builder. In matters of real estate, it is impossible to check the quality of cement used or the if the interiors are going to be as per the promise until the project is finished. So it is important that you feel completely comfortable before investing to avoid unnecessary pains later.
