Dreaming of a Villa in Bangalore?

Living on the umpteenth floor of a cramped apartment often sends one into reveries of owning and living in a villa. Even then, there are new advertisements everyday in the newspapers for newer and smaller apartments, albeit each with a small USP of its own. It all really depends upon the right fitment for you, isn’t it? Whether it is a child friendly apartment you are looking for, or a close to work and entertainment home or even a clean, spacious and green home that offers privacy to you. The options are endless. And it should all fit into the budget you have in mind. It is exhausting, if you think about it.

Which is when villas enter our dreams, where space, privacy and proximity to work would make the situation most ideal. Here’s why villas score over apartments assuming that both offer similar proximity to work.

• Villas are situated in gated communities where different families live as one community sharing the various amenities and responsibilities of the community.

• There is controlled access to such communities. The visitors are generally much lesser than in integrated townships as the number of families are limited.

• The limited number of families makes such a community exclusive and the maintenance of amenities easier.

• More area can be allocated to each family, thereby raising the value in real estate terms.

• Villas are generally more expensive than apartments and thus accessible to the select few. This increases the exclusivity factor

• It makes sense to invest in a villa if you are looking to start a family, already have a family and are looking to stay in one place for a few years. It gives kids a large private area to play in, which simply cannot be replicated in apartments

• If you love your privacy and space, you might be better of in a Villa. Believe us, 15 years down the line, you don’t want to rethink your decision of having given up on the idea of living in a villa.

Having said that, beware of villas falling outside of municipal limits. They may be priced attractively, but will come with lower appreciation, high water and electricity cuts and long driving hours to the center of the city. Not to mention low level of civic and infrastrucutre development.

Choose a villa which is not too far away from your place of work, close to your children’s school and has atleast a couple of malls and entertainment units at hand. Areas like Whitefield, Kormangala, Indranagar, etc are good in terms of infrastructure, real estate appreciation and location.
